Pay 3,500 GBP in full by the agreed deadline to settle the outstanding balance and continue the tenancy under the existing terms, including all current rights, responsibilities, and conditions set out in the tenancy agreement, such as ongoing rent payments, utility obligations, and adherence to any house rules or building regulations, or vacate the property and return all keys, including any copies, fobs, or access cards, ensuring the premises are left clean, undamaged, and free of personal belongings in accordance with the tenancy agreement, with all rubbish removed, all fixtures and fittings left in good working order, including appliances, light fittings, and any furniture provided, and any required repairs or remedial cleaning carried out prior to departure so that the property is returned to a condition suitable for immediate re-letting, subject only to fair wear and tear.
